The Construction Manager

In order to achieve a successful outcome to a project, the Owner, Consultants and the Construction Manager must work in a coordinated and proactive effort. As Construction Managers, Companion’s primary responsibility is to provide control over schedule and budgetary requirements and to facilitate the construction of the project

The dynamic created by Owner’s requirements, Consultant’s design concepts and issues that arise during actual construction is an ongoing challenge to the Construction Manager. To ensure that the schedule and budgetary commitments are met and that design intentions are carried out, Companion is involved in a daily capacity on all projects from inception to commissioning.

As Construction Managers, Companion also works closely with and strives to foster a positive and mutually beneficial working relationship with Municipal agencies. City planning officials, engineers and inspection personnel are all seen as an integral part of any project.

Team Project Management

Companion focuses on developing it’s expertise in assembly and institutional building projects, both new construction as well as renovations, utilizing the Team Project Management scenario, bringing projects to a successful conclusion. This project delivery method is designed to ensure that all parties involved in a project always have current information, are given the opportunity for input and that no member of the project feels as if their particular views and requirements are being overlooked.

Component members of the Team:

  • The Owner/ Client
  • The Design Team – the Design Team consists of the architect and various engineers and consulting professionals that are put into place for the conceptual and design portions of the project
  • The Construction Manager – the Construction Manager is responsible for the scheduling, budget and facilitation of the project
  • Site Manager – The Site Manager, provided by Companion Construction, is responsible for the day to day operations on the site and for quality control of own forces and subcontractor’s work
  • Subcontractors – Subcontractors are chosen based not only on price performance, but also on unique knowledge that may benefit the outcome of a project

Companion believes that it is vital for all members of the team to be an active part of the success of a project and strives to foster an atmosphere of mutual benefit in order to complete projects successfully.

Project Development

Companion offers Project Development services to our clients. From the inception of a project, Companion can work with designers, quantity surveyors, assessment agencies, municipal and provincial agencies, financial brokers and banking professionals. Any project can undergo several permutations before a final design an financing are in place. Through experience, Companion has recognized the need for careful review of a preliminary design’s building cost implications. Companion can consult and mediate this process to ensure that the Owner embarks upon a viable and lucrative project.

As Project Development Consultants, Companion works in the following areas:

  • Review of initial development proposal design
  • Preliminary budgeting of construction and development costs, and verifications by quantity surveyors
  • Coordinate appropriate agencies to assess land values
  • Assist financial institutions in determining equity commitment requirements for financing
  • Liaise with municipal authorities to determine fees for development
  • Coordination with finance brokers for project funding
